It’s completely normal for conveyancing solicitors to request an initial payment before beginning work on your case. These payments typically cover necessary expenses that your solicitor will incur on your behalf early in the process.

This isn’t a hidden charge or an indication of ‘money grabbing’. Instead, it reflects the nature of legal work within property transactions. For example, your solicitor needs to order searches from 3rd-parties and begin corresponding with the seller/buyer’s solicitor all of which incur time-related costs.

What Are Upfront Conveyancing Fees Typically Used For?

Here are the most common expenses that the upfront conveyancing fees will cover:

  • Search Fees: Local authority, environmental, drainage, and other required searches.
  • ID and Anti-Money Laundering Checks: Solicitors are legally required to verify your identity.
  • Land Registry Fees: For accessing the title register and official copies of deeds.
  • Postage, Printing & Administration: For document handling and case management.
  • No Search Chancel Indemnity Insurance: Potential liability for repairs to the chancel of the Anglican church located near the property.

How Much Do Conveyancing Solicitors Usually Ask For Upfront?

The amount can vary depending on the complexity of the transaction and the firm’s policy, but it typically ranges from £200 to £500.

At Wayman and Long, we’re fully transparent about our fees from the outset and offer fixed fees for both the sale and purchase of a home. You’ll receive a written quote that details what your initial payment covers, and how it fits into the total cost of your conveyancing.

When Is The Remainder Of The Fee Due?

The balance of your legal fees is usually paid closer to the completion of the transaction. You’ll typically be asked to settle the final amount shortly before or on the day of completion.

The final invoice will include:

  • Professional legal fees (this can sometimes include additional solicitor’s fees should a dispute have arisen during the transaction which requires extra expertise*)
  • Any disbursements occurred that are in addition to the aforementioned
  • Stamp Duty (if applicable)
  • Land Registry charges
  • Bank transfer fees

Why Solicitors Ask For Payment In Advance

Some clients wonder why solicitors can’t simply issue a single invoice at the end of the process. There are several reasons why an initial payment is standard practice:

Should You Be Concerned About Paying Conveyancing Fees Upfront?

  • You’ll only be charged for disbursements made and work completed to date

We are also proud to offer Conveyancing Insurance for just £150+VAT. This means that should the purchase or sale fall through for reasons out of your control, all conveyancing fees are covered. Any disbursements however will still apply as they are provided through a range of 3rd-parties. Should you choose not to take this insurance, all solicitor fees will still be payable.
