When starting the process of buying or selling a property, one of the most common questions we hear at Wayman and Long is: ‘Do conveyancing solicitors ask for money upfront?’
Thank you for reading this post, don't forget to subscribe! It’s a fair and important question; after all, property transactions are one of the most significant financial commitments that any of us will ever make, and understanding when and why you’re expected to pay legal fees can help you to budget accordingly.
In this blog, the team at Wayman & Long explains what upfront costs are involved in conveyancing. We cover why they’re requested and what you should expect from a transparent and trustworthy conveyancing solicitor.
It’s completely normal for conveyancing solicitors to request an initial payment before beginning work on your case. These payments typically cover necessary expenses that your solicitor will incur on your behalf early in the process.
This isn’t a hidden charge or an indication of ‘money grabbing’. Instead, it reflects the nature of legal work within property transactions. For example, your solicitor needs to order searches from 3rd-parties and begin corresponding with the seller/buyer’s solicitor all of which incur time-related costs.
Here are the most common expenses that the upfront conveyancing fees will cover:
For ease, at Wayman & Long we have bundled these together into our Conveyancing Package with one fixed-fee price of £237.90 (including VAT). Get in touch with our team to discuss our Conveyancing Package.
The amount can vary depending on the complexity of the transaction and the firm’s policy, but it typically ranges from £200 to £500.
At Wayman and Long, we’re fully transparent about our fees from the outset and offer fixed fees for both the sale and purchase of a home. You’ll receive a written quote that details what your initial payment covers, and how it fits into the total cost of your conveyancing.
The balance of your legal fees is usually paid closer to the completion of the transaction. You’ll typically be asked to settle the final amount shortly before or on the day of completion.
The final invoice will include:
*We will always discuss these with you first
Some clients wonder why solicitors can’t simply issue a single invoice at the end of the process. There are several reasons why an initial payment is standard practice:
Rest assured, a reputable solicitor will always account for how your funds are used and provide a final invoice detailing all transactions.

Not if you’re working with a trusted and regulated solicitor. The key is transparency. At Wayman and Long, we always explain:
You should never feel pressured to hand over money without clear documentation. If a solicitor is vague or evasive about their fee structure, that’s a red flag.
Unfortunately, not all property transactions complete as expected. You may pull out, the buyer may withdraw, or an issue may arise in the chain. So what happens to your upfront payment?
This depends on how much work has been done and what disbursements have already been made. At Wayman and Long, we handle these situations with fairness:
We are also proud to offer Conveyancing Insurance for just £150+VAT. This means that should the purchase or sale fall through for reasons out of your control, all conveyancing fees are covered. Any disbursements however will still apply as they are provided through a range of 3rd-parties. Should you choose not to take this insurance, all solicitor fees will still be payable.
We believe that legal services should be clear, accessible, and predictable. That’s why we:
We also understand that everyone’s circumstances are different. If you have questions about payment options, just speak to us. We aim to be as flexible as possible without compromising on service quality or legal protection.
Property transactions don’t have to be confusing. Whilst upfront payments may seem intimidating at first, they’re a standard part of the conveyancing process and serve a clear, necessary purpose.
A good conveyancing solicitor won’t just tell you what’s due, they’ll explain why, when, and how it fits into the overall process. At Wayman and Long, we pride ourselves on giving clients clarity and exceptional service from purchase through to completion.
